Acting as an extension of your team, we coordinate architects, engineers, contractors, lenders, and city officials to keep your project on schedule, on budget, and aligned with your long-term objectives.


Scope of Work

1. Pre-Development & Planning

  • Conduct property assessments and site walkthroughs
  • Review zoning, entitlements, and city requirements
  • Oversee environmental due diligence (Phase I ESA, hazardous materials)
  • Prepare preliminary budgets, proformas, and financing strategies

2. Design & Permitting

  • Manage coordination between design professionals and consultants
  • Review drawings, specifications, and value-engineering options
  • Oversee permit submissions and approval processes
  • Ensure compliance with lender, grant, and regulatory requirements

3. Site & Building Systems

  • Oversee demolition, abatement, and site preparation
  • Coordinate utilities, infrastructure, and core system upgrades
  • Review progress on roofing, HVAC, plumbing, electrical, and safety systems

4. Construction Oversight

  • Lead construction coordination and progress meetings
  • Track schedule and budget performance with integrated milestone reporting
  • Review change orders, pay applications, and quality standards
  • Maintain clear, proactive communication among all project stakeholders

5. Project Close-Out & Turnover

  • Coordinate final inspections, punch-list completion, and Certificates of Occupancy
  • Assist with lender draw reconciliation, grant compliance, and project closeout
  • Manage turnover to leasing, property management, or operations teams

Deliverables

  • Consolidated progress reports combining schedule, budget, and milestone tracking
  • Action-oriented recommendations for decision-making and risk mitigation
  • Centralized communication across design, construction, and finance teams
  • Regular reporting and review meetings to ensure transparency and accountability

Engagement Details
