Asset Management. Noun · real estate. The ongoing work of running a property as a business once it's built — closing out construction, funding the operating cash gap, managing day-to-day and personal cash flow, and deciding when to hold, refinance, or sell.Not the same as development: a development budget funds the building. Asset management funds and runs the business the building becomes.
Objective:To provide a comprehensive understanding of what it takes to run a real estate asset as a business once construction ends — from closing out the last draw and organizing documentation, through opening day, to managing the property's operational cash flow and the owner's personal cash flow side by side, and ultimately deciding whether to hold, refinance, or sell. You will learn to treat asset management as a distinct discipline from development, with its own sequence and its own cash demands, so the transition from builder to operator is deliberate rather than improvised
